Location, Amenities and PHX Weather! A recently updated 2 Bed/ 2 Bath home is available in the wonderful 55+ community of Westbrook Village! HOA Rules require rentals of 30 days or more to use the Community amenities.( ** See Below for date info.) That enables you to obtain your own passes to experience all that this Community has to offer. Amenities include community pools, a fitness center, tennis, pickle ball, hobby classes and more! A neighborhood pool is right around the corner! Golfer? Short-term memberships are available for the Westbrook Country Club and their two courses during the winter months. Or, play the many public courses located within a couple miles of our front door!
Shorter Rentals will still enjoy the benefits of our centralized location and beautiful weather!
Our 4-Seat Golf Cart is available for use to get around in our Golf Cart friendly community!
Our home is conveniently located within 5 minutes west of the 101 near the Arrowhead Shopping District. Just 5 minutes to the AZ Challenger Space Center. 15 Minutes to State Farm Stadium (the football Cardinals & 2024 NCAA Final 4 in early April). Spring training sites: 7 minutes/ Mariners & Padres; 10 minutes/ Royals & Rangers; 15 minutes/ Dodgers & White Sox. Barrett Jackson Auction (1/20/24) and the PHX Open (2/5/24-2/11/24) are 20-25 minutes away.
Newer Appliances and granite countertops anchor the eat-in kitchen. A 32" TV hangs in the Kitchen eating area. The washer and dryer are conveniently located inside the home. The great room has been updated with new furniture in 2023 and there is a 60" Smart TV for your use. WIFI plus Streaming Services including U-Tube TV, Netflix, Apple TV, FRNDLY Paramount Plus & Amazon Prime are included as part of your Rental! A desk and chair finish off the common area.
Just off the great room is a new ('23) covered tile patio with a conversational seat grouping featuring cushioned rockers. The kitchen TV can be moved to the patio for watching a ballgame or your favorite show. A stand-up heater can provide warmth on a cool evening and a new propane grill ('23) is ready for your expert griller to do their thing! A two car garage provides ample room for your sedan, van or standard size SUV. along with our golf cart. Driveway parking is allowed.
The master bedroom features a new King bed ('23) and 50" Smart TV with a programed ROKU device. A walk-in closet provides ample storage. The ensuite bath has a large shower with great water pressure! The guest bedroom has a new Queen bed ('23) with an appropriate amount of closet space. The guest bath features a full shower, toilet and vanity. A Full Size Murphy Bed will be in place by January 1st, 2024 for an additional sleep space for two. An electric air mattress is also available for extra guests.
We don't retire for a couple of years so our loss is your gain! Winter of '24 & '25 will be available! Strong Preference will be given to guests that want to rent our home for all three winter months (Jan-Mar).

Remember, 2024 is a leap year so February in "25 will need to be adjusted for just 28 days.

- Sorry, no pets on the property. No smoking in the house or garage. Smoking on the patio is allowed with the doors shut. Guests will be responsible for additional cleaning charges or damage repair if either of these rules are broken.
- The guest pass for the Westbrook Village amenities can be obtained directly by the guest with a copy of a 30 day lease/agreement. The cost is minimal and is paid the guest.
