POOL AND SPA HEATING
The pool will be heated daily up to 85 degrees if pool heating is purchased. Pool heating fee $150 /day
Spa heating up to 4 h/ day - free (after that $15/h)
Pool heat is available for your entire stay only, not available as a daily option. Must notify us 48 hours prior to arrival of desire to use. Complementary spa heating is capped to 4 hours per day to prevent overuse if pool heating is not purchased.

Guest access
You and your group will have access to the entire home with the exception of the garage and some locked storage space within the home. No need to meet for the key. We provide a unique door code to each guest.

COVID -19 CLEANING ROUTINE
Koi Springs property is cleaned, sanitized, and disinfected prior to each occupancy. Due to the coronavirus, we’re taking extra steps to clean and sanitize frequently touched surfaces between reservations. We follow the U.S. CDC recommendation that people wait as long as possible, before entering a space. Due to the Covid-19 extended cleaning routine and Centers for Disease Control and Prevention guidance, early check-in and late check-out are not available unless agreed with the host in advance and additional fees paid if early or late accommodation is available.

(CITY AND COUNTY REGULATIONS) THIS IS NOT A PARTY HOUSE TO INVITE OTHERS
As per Riverside County's re-opening guidance, NO events or group gatherings are permitted. Violation of any State, County, or City emergency order will result in a fine if reported and guests will be asked to leave with no refund and forfeit the deposit.

NOISE/ QUIET HOURS : 10 pm - 8 am. Excessive noise and amplified music are NOT allowed outside per city and county regulations. Please respect our neighbors. Please refer to house rules.

OCCUPANCY: A Guest is defined as any person who walks into the house or property. No vendors and no visitors are allowed without host approval. Maximum occupancy is 8 guests. Children are counted in total occupancy unless they are under the age of two years old. Any additional guests must be approved and are subject to additional fees.* Please Note: Guests are expected to read & be willing to honor House Rules. No gatherings/parties allowed only booked guests can be there at any time/ even visitors must be registered (unless discussed/approved and additional fees paid in advance).

Primary renter must be 25 years old, no more than 8 people can occupy the home and no parties or events allowed at any time.

Formal contract needs to be signed within 24 hours of booking and formal identification required for all guests 18+

NO CHARCOAL: Any use of charcoal is absolutely restricted in this area because of strong, sudden winds and fire danger.

- NO SMOKING / NO VAPING inside the house - $1,000 Fine - No exceptions. OK to smoke Outdoors a minimum of 15 feet away from doors and windows in the designated area. Ashtrays are provided outdoors.

3 NIGHTS MINIMUM Major holidays such as July 4, Labor Day, Thanksgiving, Christmas, and New Years' require a 3-4 night minimum depending on the season.

LONGER STAYS/ LAUNDRY Please note that Washer and Dryer are not listed as amenity for short stay. We provide plenty of towels for your stay. For longer stays (28 days or more) utilities will be charged extra.
